Mission Statement
“The mission of the building clerks, inspectors and plan reviewers is to help maintain the quality of life in our Village by faithfully upholding Federal, State, County, and Village laws, regulations and Ordinances.”
We accomplish our mission statement by providing supervision of Construction activities, acceptance of Building permit applications, issuance of all Building and trade permits, and verification of compliance with all applicable codes. |

* You must provide the correct permit number, job address, and type of inspection, name and contact number. All valid inspection requests submitted before 3 p.m. will be scheduled for the next business day. Inspection requests may also be sent via fax to our office (305-259-1291).
Should there be an issue with your request, we will make every attempt to call contact you to explain why we cannot perform the required inspection. (Issues range from having an unpaid re-inspection fee, expired permit, expired worker’s compensation insurance, and/or expired liability insurance.)

School Concurrency Update: Effective January 1, 2008, all local governments in Miami-Dade County, including the Village of Palmetto Bay are required to facilitate a new State of Florida mandated requirement to ensure that adequate student capacity is available at public schools to meet the future demands of new residential development. Residents may now download and print out the BUILDING PERMIT APPLICATION form and drop off the completed form at Village Hall for processing.

IMPORTANT NOTICE TO OWNERS OF A BUILDING OR STRUCTURE THAT IS FORTY YEARS OR OLDER : Under Section 8-11(f) of the Miami Dade Code, as adopted by the Village of Palmetto Bay, the owner of a building/structure that has been in existence for forty (40) years or longer is required to have the building inspected for the purpose of determining the general structural condition of the building and the general condition of its electrical systems. IF YOU INTEND TO OBTAIN FINANCING, CONSULT WITH YOUR LENDER OR AN ATTORNEY BEFORE COMMENCING WORK OR RECORDING YOUR NOTICE OF COMMENCEMENT. FAILURE TO RECORD A NOTICE OF COMMENCEMENT MAY RESULT IN YOUR PAYING TWICE FOR IMPROVEMENTS TO YOUR PROPERTY.
