About Code Compliance
The Code Compliance Division
functions under the auspices of the Department of Planning, Zoning & Building. Its mission is to preserve
and protect property investments by keeping the Village an
attractive, clean and safe place to live and work.
Code compliance
is an integral part of ensuring that the regulations and ordinances
of the Village are followed to achieve these quality of life
goals. The Village currently follows County regulations as
we work to develop our own set of rules. The broad range of
rules and regulations are often referred to as the “Golden Rules.” Code
enforcement to guard against illegal building construction
is also an important priority of the Village.
Our code compliance division includes two
code officers and one administrative assistant to provide administrative
support. This level of
staffing is double that previously supplied by the County and
enables the Village to carry out proactive efforts, special
initiatives and regular monitoring of the entire Village. The
most effective form of code compliance is voluntary compliance
through education. Please note when making a complaint: Florida has very broad public records laws. Geographic Zones
For purposes of code compliance, the Village
has been divided into two geographic zones, each handled by
a code officer. The code officers work a staggered schedule
to provide coverage to our community seven days a week. The
zones and assigned officers are:

Authorities of the Code Compliance Officer
In carrying out their responsibilities pursuant
to Florida Statutes, the Village Code, the Florida Building
Code, and Miami-Dade County’s codes and ordinances, code
officers have the authority to:
- issue warning and violation notices
- issue stop-work orders and citations
- issue fines as the particular
case warrants
In the event a code violation is not corrected,
officers are responsible to process all cases through the code
compliance process. The process provides a system of citations
for the imposition of fines to promote a fair, expeditious,
effective, and inexpensive method of enforcing the codes. Citations
may be appealed to a Special Master.
