Mission:  to help maintain the quality of life in our Village by faithfully upholding Federal, State, County, and Village laws, regulations and Ordinances.  We accomplish our mission by providing supervision of construction activities, acceptance of Building permit applications, issuance of all Building and trade permits, and verification of compliance with all applicable codes.

Express Permitting is available for certain types of permits.  If you opt not to use Express Permitting, all other permits and/or plans are considered "Drop-off Plans".

All valid inspection requests made before 3 p.m. will be scheduled for the next business day. Inspection requests may also be sent via e-mail to our Permit Clerk.  If there is an issue with your request, such as unpaid re-inspection fee(s), expired permit, expired worker's comp. or liability insurance, we will make every attempt to contact you to discuss further options.


News & Information

PERMIT PROCESS:  The permit review and approval process for commercial projects may take up to 15 work days; and 10 days for residential projects -- depending on the complexity of the project. A processing number will be assigned to each application when it is dropped off. When the review is complete, we will notify the applicant that the permit is ready or that corrections need to be made. Once notified, the applicant must come in to pick up the permit/plans. Please also consider Express Pernitting.

NOTICE OF COMMENCEMENT MUST BE RECORDED AND POSTED ON THE JOB SITE BEFORE THE FIRST INSPECTION IS PERFORMED. IF YOU INTEND TO OBTAIN FINANCING, CONSULT WITH YOUR LENDER OR AN ATTORNEY BEFORE COMMENCING WORK OR RECORDING YOUR NOTICE OF COMMENCEMENT. FAILURE TO RECORD A NOTICE OF COMMENCEMENT MAY RESULT IN YOUR PAYING TWICE FOR IMPROVEMENTS TO YOUR PROPERTY.

BUILDING PERMIT APPLICATION: Residents may download and print out the Building Permit Application and drop off the completed form at Village Hall for processing.

SCHOOL CONCURRENCY MANDATE: Requires that all local jurisdictions in Miami-Dade County ensure that adequate student capacity is available at public schools to meet the future demands of new residential development. Read more.

PROPERTIES 40 YEARS OR OLDER: If you own a building or structure that is 40 years or older, you are  required to have the building inspected for the purpose of determining the general structural condition of the building and the general condition of its electrical systems, under Section 8-11(f) of the Miami Dade Code, as adopted by the Village of Palmetto Bay.
