Mission: To help maintain the quality of life in our Village by faithfully upholding Federal, State, County, and Village laws, regulations and ordinances. We accomplish our mission by providing supervision of construction activities, acceptance of building permit applications, issuance of all building and trade permits, and verification of compliance with all applicable codes.

When scheduling an inspection on the Inspection Line, please provide:
  1. Full name and contact phone number
  2. Correct permit number
  3. Job address
  4. Type of inspection needed

All valid inspection requests made before 3 p.m. will be scheduled for the next business day. Inspection requests may also be sent via e-mail to our Permit Clerk.  If there is an issue with your request, such as unpaid re-inspection fee(s), expired permit, expired worker's comp. or liability insurance, we will make every attempt to contact you to discuss further options.

Express Permitting is available for certain types of permits. If you opt not to use Express Permitting, all other permits and/or plans are considered "Drop-off Plans."


News & Information

PERMIT PROCESS AS EASY AS ONE, TWO, THREE
Permit review & approval takes up to 15 work days for commercial projects; 10 days for residential. A processing number is first assigned to each application when it is dropped off. Staff soon notifies applicants when it is ready (or that corrections are required), so the applicant may then retrieve the application. Also see Express Permitting.

NOTICE OF COMMENCEMENT MUST BE POSTED
A Notice of Commencement must be recorded and posted on the job site before the first inspection is performed. If you intend to obtain financing, consult with your lender or attorney before starting work or recording your Notice of Commencement. Failure to do so may result in your paying twice for improvements to your property.

PROPERTIES 40 YEARS OR OLDER REQUIRE STRUCTURAL REVIEW
If you own a building or structure that is 40 years or older, you must have the building inspected to determine its general structural condition and the condition of its electrical systems, under Section 8-11(f) of the Miami-Dade Code, as adopted by the Village of Palmetto Bay.

SCHOOL CONCURRENCY MANDATE ENSURES STUDENT CAPACITY
School Concurrency Mandate requires that all local jurisdictions in Miami-Dade County ensure that adequate student capacity is available at public schools to meet the future demands of new residential development. Read more.
